 and guest, I'm proud to announce that in addition to owning my own beach rental at North Coast Village, I am now managing other people's beach condos at North Coast Village in Oceanside, CA and will make them available for short term vacation rentals, seasonal rentals, and corporate housing. Now you get the best of both worlds: private vacation rentals managed by an owner who is also a professional property manager and licensed real estate broker.

North Coast Village is a resort like community comprised of buildings A through G with a total of 550 privately owned condos. The entire community is at the beach, just 35 miles north of the city of San Diego. The A building is it's own small stand alone complex with a center heated pool, spa, and barbeque grills and is on "The Strand" just steps across a one way street to the sandy beach. The B through G buildings are across Breakwater Way from the A building and they form a sort of square and back up to the beach on one side and N. Pacific St. on the other. The San Luis Rey River and Oceanside Harbor lie to the North. Palm Valley Country Club is a gated country club community in gorgeous and thriving Palm Desert, just a few miles east of Palm Springs. This is a classic desert community comprised of just over 1250 private condos in a low density setting. Most of the condos are in groups of 4 single story clusters, and some are in 2 story clusters, which provide for some exceptional views. Palm Valley Country Club community is known for beautiful landscaping and flowers, 46 community pools and spas, a friendly and welcoming environment, and spectacular club facilities. To use the club facilities, guests or tenants must be staying in a condo that maintains the specific level of club membership for the amenity the guest wants to use. 10 Questions to Consider Before Renting Vacation Accommodations Direct from an Owner or Property Manager:

1. Where exactly is your vacation rental cabin, condo, or cottage located? Can I see a map and or have the address? You want to ask details about location, not generalities.
2. Look at all the photos online and then ask (if it isn't clear) When was this rental last renovated or updated? With this question you are trying to find out if the owner has taken good care of their property. Renovations are not as important as a continual investment.
3. What are all the fees associated with this vacation rental? Be sure that you know how much you'll be paying for cleaning, tax, security deposit and anything else. Agencies often add on booking fees. Also find out when payments are due and what the refund policy is.  Purchase trip insurance if need be.
4. Do you have an online guest book for your vacation rental? Or Do you have any references I can call or email?
5. Do you have a list of furnishings and amenities in the vacation rental? This will help you plan what you need to bring.
6. Do you clean or have the place cleaned between guests, or is this something the guests do? What kind of departure cleaning is expected? How do you ensure your place is clean?
7. Does the rental include parking passes, private beach passes, private country club membership? Or any other pass you might need.
8. Do you accept PayPal or Credit Cards? These payment methods offer the guest more security if after all your research, the place is fraudulent. Keep in mind that it is up to you, the guest to make sure your vacation rental by owner is what you expect. Individual owners cannot offer refunds just because you don't like the weather, decor, or the area.
9. What time can I arrive and what time will I need to depart? What should I bring when I check in?
10. Last but not least: make sure the you and the owner or property manager complete a clear contract. It is in everyone's best interest to have one.
